What data do you use?
Active and recently sold listings near the subject home, paired with property tax records and the BC Assessment value. We compare like for like — beds, baths, size, price per square foot, photos and days on market — so the picture reflects the local market rather than a hand-picked few. It's independent market analysis, not an appraisal.
What happens after I request access?
We'll email you when your spot in the beta opens. Requesting access is free and commits you to nothing; you pay only when you order a report ($100) or start the Pro plan ($500/month for up to 20 reports).
How fast do I get a report?
Most reports are ready within 30 minutes on business days. The analysis is automated, and a professional reviews and signs off on every report before it reaches you — so it arrives well ahead of the listing appointment.
Why pay for this when I could do it myself with ChatGPT?
You could, and you should try it before you pay us anything. Here is what the attempt actually involves: pulling and reconciling listing data that disagrees between sources, downloading and organising dozens of competitor photos, building the comparison tables, then turning all of it into something your seller can open on a phone and scroll through. A chat window gives you an answer; it doesn't give you a private web page with your client's home set against the competition, photo beside photo. That last part is the product.
How much time does this actually save me?
We won't quote you an hours-saved figure, because we haven't measured how long agents spend on this and we're not going to invent a number. What we can tell you precisely: you send one address, and a finished report is normally back within 30 minutes, reviewed by a person before it reaches you. Everything between those two points — the gathering, the reconciling, the comparison tables, the write-up, the shareable page — is what you're handing over. Are you helping me find the right price, or helping me sell the seller on my price?
The fair version of that question deserves a straight answer: those are different jobs and we only do one of them. We don't know your seller's circumstances, their timeline or what the property costs them each month, so we can't tell you what they should accept. What the report does is show where the listing sits against the market — the live competition and what has actually closed nearby — and which changes are most likely to improve its position. Sometimes that supports the number you had in mind. Sometimes it doesn't, and the report says so plainly. Dropping the price is always the surest way to sell something; this is aimed at the harder goal of getting the most out of the property, which is usually a mix of price, presentation and how the listing is written.

What if I only have one or two listings this month?
Then buy a single report for $100 when you need one. The monthly plan only makes sense for agents listing often enough to use it — at 20 reports it works out around $25 each, and well below that it doesn't pay for itself. We'd rather you started with one report on a listing that matters than committed to a plan you don't need.
Is this only for agents?
It's built for agents preparing listing presentations and pricing recommendations, but sellers getting ready to go to market use it too. The report is written to be shared with clients.
